HDAA Board of Directors

The current HDAA Board of Directors is made up of 12 members and a president. At least five of the members must be housing providers. Our Board is a group of volunteers who are elected by the general membership to guide the association. The term for board members and the president is 3 years. An election is held each year to determine 5 of the board members or the presidents position. The Board is responsible for all the associations initiatives, events, education and lobbying efforts.

 

Daniel Chin - President

Daniel Chin, founder of Chin Properties, began his real estate investing business based on two things - passion and belief. In 2012 Daniel acquired his first duplex in Hamilton, Ontario Canada. As of 2022, he owns eight properties and manages thirty high quality multi-family apartments, sixteen of which he owns. With a portfolio of over 10 million, his passion still burns bright. Daniel's drive for growth keeps him moving forward. He also owns and operates Chin Property Advisors Brokerage and Chin Capital™, and he continues to expand his portfolio through acquisition, design, renovation, leasing and management, while taking great pride in improving properties and the lives of those who he helps along the way.

 

Arun Pathak - Past President

Arun was a Property Manager for Smar Holdings Ltd. from 1985 to 2019, managing apartment buildings and townhouses in Hamilton and Burlington. Arun has been an active advocate for the Rental Housing Industry as a member of the HDAA since 1990 and president of the HDAA from 2003 to 2023. He was also on the FRPO Board of Directors for over 15 years and was on the Board of Directors for CFAA. He also served four terms on the Halton Housing Advisory Committee, one term as Chair and one as Vice Chair. He has made presentations to Halton Regional Council on reducing multi-residential property tax rates so that tenants would be granted rent reductions and was a member of the City of Hamilton’s sub-committee studying the issue of multi-residential tax rates. He was instrumental in the recommendations to equalize that rate with the residential tax rate. He has made presentations to various Committees of the Ontario Legislature with regards to rental housing issues. Arun has had numerous interviews for radio and for TV, and written letters and articles printed in various magazines and newspapers including The Hamilton Spectator. In addition to advocating for better legislation for Rental Property Owners, he has advocated for improvements to tenant incomes, the assistance offered to them and other changes that would help the majority of tenants.

 

Maggie Abril - Board Member

Maggie has lived in Hamilton for the past 25 years and believes in real estate as an investment. She has entered the real estate industry in the late 1990s by buying rundown properties in downtown Hamilton and making them beautiful again for new tenants. Originally from Poland, she earned her Psychology Degree from McMaster University and became a licensed REALTOR®. Today she is a managing partner of Nashdom Properties and award winning Real Estate Broker. Maggie's favourite role is to be a guide to her beginner investor clients by using her experience, know-how and proven success techniques, to help them achieve their real estate dreams. Maggie has been a member of the HDAA for many years and is looking forward to giving back to the association as a board member and enthusiastically and diligently raising awareness of current landlord issues and mentoring new investors.

Peter Altobelli – Board Member

Peter Altobelli is Vice President of Sales and General Manager for Yardi Canada Ltd. Yardi develops industry-leading property and investment management software for all real estate asset classes. Peter has worked in the technology industry for more than 30 years and began collaborating with Yardi to establish a footprint in Canada in 1998.

Currently, Peter leads Yardi’s presence in Canada with a focus on fostering client partnerships and introducing innovative products that drive growth and increase efficiencies. Peter’s commitment to the real estate industry includes participation as an active member of the Ryerson University Real Estate Advisory Committee and a board member of the Hamilton District Apartment Association and the Greater Toronto Apartment Association Charitable Foundation. A lifelong Hamilton resident, Peter is married with three children and received a diploma in Computer Technology from Mohawk College.

Dan Casuccio – Board Member

President of Zebra Property Management Inc. Dan established Zebra Property Management Inc. in the spring of 2010, and specializes in Residential Property Management and Consulting. Currently he manages over 500 units and continues to grow as investment interest in Hamilton flourishes. Dan was employed for over thirty years with The Effort Trust Company under the mentorship of Mr. Arthur Weisz, Chairman of the Board, as well as David Horwood CEO. During his time at Effort Trust, Dan managed a portfolio of twenty-seven buildings from 24 units to over 200. These buildings were of diverse location and category. Total number of units approached 2,000. Dan has been an accredited member of the Institute of Housing Management for 20 years. His ability to work within the perimeters of the Landlord and Tenant Act successfully enables him to meet the landlords’ objectives. Dan has kept up with the evolution and ever changing landscape of Property Management by regularly attending HDAA meetings, IHM seminars as well as courses offered by IREM.

 

Pamela Cushman – Board Member

Pamela is a Regional Manager of Operations and is a highly experienced leader, boasting over 20 years of industry expertise and holding an Accredited Membership with the Institute of Housing Management. She’s an accomplished Mentor and Online Instructor with the Institute as well.

Pamela’s career began in Cambridge as a Team Member for a decade, followed by a 5-year tenure as a Property Manager at GK York Management. She then excelled as the Regional Manager of Operations at Hazelview Properties for 5 years and subsequently took on the role of Director of Operations at Eiwo Canadian Management, overseeing company-wide operations.

Her recent return to Hazelview Properties as Regional Manager of Operations signifies her commitment to rejoining an exceptional team, forging new relationships, and contributing to collective success. Pam’s leadership is characterized by quick decision-making, accountability, and a commitment to ensuring a positive experience for both Residents and Staff. She’s recognized for leading by example and cultivating a productive, enjoyable work environment.

 

Shaunalee Derkson - Board Member

Shaunalee began working as a property manager in 2017 and has experience managing residential units across Niagara, Hamilton and Burlington. She currently works with EIWO Canadian Management LTD., where she manages a portfolio of over 800 units in the Hamilton and Burlington regions.

Shaunalee started her career in the co-operative housing market, later moving into residential property management with Joseph Tonnos & Associates lnc. in St Catharines. Shaunalee has worked closely with both Niagara and Halton Region Housing Services and has been actively involved with several non-profit housing boards giving her a truly in-depth appreciation and understanding of the current housing challenges faced in many Ontario regions.

Anya Heath – Board Member

Anya has a strong commitment to the real estate industry. She has a solid financial background in multiple real estate asset classes and experience in overseeing financial reporting for institutional-quality portfolio with a market value of over $3 billion. She has been investing in real estate since 2015 with a focus on multi-family properties. She received her undergraduate degree from York University and holds a Chartered Professional Accountant designation. When she is not busy conquering the world, she loves spending time with her family, travelling and reading.

 

Kevin Lundy - Board Member

Kevin Lundy is a lawyer who works in the Multi-Residential Housing Group at Cohen Highley, LLP and provides risk management advice and representation to landlords, property managers, and other housing providers. Kevin obtained a Bachelor of Arts in 1995 and a Bachelor of Science in 2000 both from the University of Victoria and his LLB from Western Law in 2003. He was called to the Ontario Bar in 2004. Prior to joining Cohen Highley, he worked as a sole practitioner in criminal defence before serving as an adjudicator and a vice chair at the Landlord and Tenant Board and more recently, an adjudicator at the Licence Appeal Tribunal. From 2016 to 2019, he served on the advisory committee for the Paralegal Studies Program at Conestoga College.

 

Paul Martindale - Board Member

For over 25 years, Paul has been integrally involved in the real estate sector investing, managing, and rehabilitating multi-residential and commercial properties for investor clientele and company growth. He is a member of the Realtors Association of Hamilton-Burlington, a two-time past Regional Commercial Council Chair, Board Director, is a Broker of Record and Principal of WINK Property Investment (1996), WINK Properties & Realty Inc and other multi-party syndicate groups. For many years Paul has and continues to be an outspoken advocate and industry spokesperson, from amalgamating efforts of various stakeholders, to opposing any threats, detrimental policy or over-regulation contemplated by bureaucrats or local city councilors (ie: Municipal Rental Property Licensing). He encourages those who benefit from or provide essential affordable rental housing or related services to always engage in and defend this segment. Paul sat on the HDAA Board previously between 2008-2013 and has been an active member of McMaster University's President's Advisory Council Community Relations since 2007.

Ivan Murgic – Board Member

Ivan Murgic began his career in property management in 1989 with Highmark Properties, based in Toronto. Over the years, Ivan has worked in senior operations roles with HiStar Management Ltd., Greenwin Property Management Inc., Greenrock Property Management Limited and MetCap Living. Ivan has extensive experience in all areas of property management including residential rentals, condominiums and commercial properties. He has managed properties throughout Ontario, Quebec, New Brunswick and Nova Scotia. For many years, Ivan was a member of the Greater Toronto Apartment Association. He was Chair of the Board of Directors and the Executive Committee. He also served on the Education & Training Committee, Political Liaison Committee and the Utilities, Environment & Communications Committee. Ivan joined The Effort Trust Company, based in Hamilton, in 2016 and is the Director of Residential Operations (Property). He has also been a member of the Board of Directors for the Hamilton and District Apartment Association since 2016.

 

Ron Reis - Board Member

Ron Reis is the co-owner of The Cleaning House in Hamilton and Kitchener. The Cleaning House established itself in 1978 in Hamilton serving the GTHA and 2012 in Kitchener serving the KW, Cambridge and Guelph area. Ron has been in the cleaning supply industry for over 35 years and started his first company in 1991. Ron merged his company with The Cleaning House in 1997 and has continued to expand from the cleaning supply business to the warewash business in 2005 and finally the laundry chemical business in 2017. Ron has served the commercial, multi-residential, condo business for over 30 years and has worked with many property managers and owners during those years to develop proper techniques in maintaining their buildings. He is also a member of the Hamilton Chamber of Commerce and the KW Chamber of Commerce. Ron has also been a member of the HDAA for many years. During his time away from the office and visiting customers, Ron enjoys golfing, riding his motorcycle and travelling.

 

Darren Slemko - Board Member

Darren Slemko is the President of Tennier Sanitation and a long-term real estate investor, purchasing his first property at 23. His passion for real estate has led him to build a portfolio of real estate in Hamilton, across Canada and in New York State. Darren holds a business degree in financing and accounting, starting his career as a senior analyst in capital markets, moving into a senior executive role in mergers and acquisitions and then a CFO of an international business. Darren shifted from handling acquisitions for others into making one of his own, and acquired Tennier Sanitation in Hamilton, Ontario in 2018. Darren’s passion today is still real estate, creating exceptional customer experiences and expanding the markets Tennier services. He looks forward to continuing to invest in the Hamilton Region business community.

 

Anna Kusmider - Administrator

Anna started her career in the legal industry and eventually entered into the rental housing industry by purchasing her first investment property in 2014. In her past role as a Landlord Engagement Specialist she worked closely with landlords and tenants and is well versed in the RTA and LTB processes. Anna joined the HDAA and was on the Membership Events & Education Committee for three years before beginning her role as the HDAA Administrator. Her strong administrative and legal background paired with her experience in the rental housing industry are great assets to the Administrator role.
